About our house price calculator
As the world’s largest building society, we’re able to provide an accurate view of the housing market. We've used this knowledge to create our house price index and our house price calculator.
Our calculator uses data from the index to give you a guide to the change in value of your property. These results are to give you a rough idea of house prices in your area. This figure should be treated as a guide only, and won’t be used in any Nationwide mortgage application.

Understanding your results
The results you'll get from our calculator are based on general price movements in UK regions, rather than specific towns and cities.
It does not take into account differences like quality of fittings or decoration.
For an accurate valuation of your property, we recommend you consult a local estate agent or surveyor.

The Nationwide House Price Indices (NHPI) are prepared from information that we believe is collated with care, but no representation is made as to their accuracy or completeness. We reserve the right to vary our methodology and to edit or discontinue the indices at any time, for regulatory or other reasons.
Persons seeking to place reliance on the indices for any purpose whatsoever do so at their own risk and should be aware that various factors, including external factors beyond Nationwide Building Society’s control might necessitate material changes to the indices.
The NHPI may not be used for commercial purposes, including as a reference for:
